§ 26-10. Criteria to be evaluated by NCDAC members.

  • On all applications for demolition permits within the boundaries of the NCD, the NCDAC shall advise the council if the proposed demolition is compatible with, and does not interfere with the character and integrity of adjacent developments and neighborhoods and, to mitigate demolition-related adverse impacts, consider the following criteria, which includes but is not limited to:

    (1)

    The current condition of the structure as evidenced by photographs provided to the NCDAC members, as well as in-person inspection by NCDAC members when warranted. A minimum of four photographs shall be submitted by the applicant and any other interested party may submit additional photographs for consideration by NCDAC members;

    (2)

    The architectural and historical significance of the subject structures;

    (3)

    The neighborhood context of the subject structure,

    (4)

    The overall effect of demolition on the block face;

    (5)

    The proposed length of time the subject site is anticipated to remain undeveloped if demolition is granted;

    (6)

    The proposed plan for redevelopment and its compliance with all laws; and

    (7)

    The stated position of adjacent neighbors, neighborhood associations, or other interested individuals or organizations, either provided in writing in advance, or during public comment at the hearing.
